North Londonderry Township supervisors gave conditional approval Monday, Sept. 21, to the final subdivision/land development plan for construction of a Chick-fil-A restaurant in North Londonderry Square.
The conditional approval is contingent upon receiving the final plan documents, which as noted during the planning commission meeting “were with FedEx somewhere between NYC and Atlanta,” and filing of financial security bond. (The two locations were referenced because New York is where the property owner is located, and Atlanta is the site of Chick-fil-A’s corporate headquarters.)
The planning commission meeting immediately preceded the supervisors meeting, and those members also gave their unanimous approval to the land development plans with the same conditions.

Representing Chick-fil-A, Justin Thorton, an engineer with Colliers, said construction is expected to commence, weather permitting, before the end of the year, with a tentative opening date during the first quarter of 2027. The new restaurant, Chick-fil-A’s second in Lebanon County, will be at 21 N. Londonderry Square, Palmyra.
“Chick-fil-A can’t wait to be here. It’s been a little bit of time working with the DEP and such to get all our outside approvals, but the township has been great to work with,” Thornton told LebTown after the meeting. “We’re excited to be here.”
Concerning the missing documents, Thorton told the planning commission that he would create new ones and deliver them directly to both parties, if necessary. After the meeting, he told LebTown that plan documents would probably be submitted again electronically to get both parties’ signatures to expedite the filing process.

Another condition for approval is securing and filing with the county a financial security bond, a requirement for construction projects.
In January, Thornton, working on behalf of the restaurant chain, had sought and received two zoning setback variances for the site. The restaurant will be located on three leased parcels at the intersection of U.S. Route 422 and Spruce Court, between the existing Verizon store and Burger King. As previously reported by LebTown, the variances allow the company to construct canopies, standard for the chain, by waiving certain setback requirements.
LebTown first announced plans for the corporate restaurant chain that features chicken products to western Lebanon County in July 2025.
