While no action was taken on the matter, an update on data center zoning regulations was highlighted during the East Hanover Township supervisors meeting on Tuesday, May 26.
There was also discussion on the township planning commission’s work on agricultural zoning regulations, but no action was taken on that matter, either.
Marvin Smith, chairman of the East Hanover Township Planning Commission, told supervisors that the commission is “reviewing examples and model language for data center zoning.”
“We’ll keep doing that. There’s a lot of good information coming out almost every week from somewhere with some good information on language related to data centers,” Smith said. “I hope that at our next meeting, the planning commission will review and share a new memo and bring it to the supervisors to take an interim step to at least put data centers into zoning officially while we continue to work through a lot of details for the future. So it’s a two-step process.”
Smith said he had read earlier in the day that the state Legislature is considering several bills regarding data centers.
“We’re closely looking at all the aspects (concerning data centers), but two in particular are water usage and then noise also. There’s a lot of different ways to put parameters on noise,” Smith added.
Concerning agricultural zoning, Smith said the commission continues to review zoning and subdivision ordinances pertaining to those areas. He noted they are reviewing comments from the public meeting, and are in the process of reviewing ideas on how to achieve the goals of the conservation of large parcels of agricultural land.
Other planning commission business
Supervisors unanimously approved two items brought before the board that were recommended actions by the township’s planning commission.
Supervisors approved a stormwater management plan for construction of a new single-family home, a 60- by 100-foot pole building, on-lot sewage disposal system, and driveway for Frank and Linda Stossel, 1090 Gravel Hill Road.
Smith said the approval is contingent on “the applicant’s satisfactory addressing of some remaining comments” presented by the township engineer, Rettew & Associates. He noted prior to approval that the plan calls for 15,311 square feet of impervious coverage on a 10.23-acre property that calls for the construction of an infiltration basin to manage stormwater.
The second project is by David Patrick, 18 Dead End Road, who sought and received approval for a stormwater management exemption plan.
Smith noted the applicant proposes construction of a new single-family home that contains an on-lot sewage disposal system and driveway, for a total of 6,137 square feet of new impervious coverage on a 22.51-acre property.
The stormwater management exemption requests were approved “contingent on addressing the remaining comments and engineering review dated May 20, 2026.”
