It may seem odd that an organization would welcome a government inspection of your rental apartment property. Still, Community Homes of Lebanon County appreciates that they have guidelines to follow that assure the residents live in a safe and comfortable environment.Â

Adherence to specific National Standards for the Physical Inspection of Real Estate (NSPIRE) physical condition standards requires training. Community Homes provide that training for staff involved with Site Administration, Resident Services, and Maintenance departments to ensure adherence to NSPIRE.
Before an inspection is officially done by the United States Department of Housing and Urban Development, a team of Community Homes staff meets with each resident to ensure each resident meets the required standards. Bottom line – we work together to provide the best possible living environment for every resident.

NSPIRE’s education is designed for all industry stakeholders, including site managers, maintenance supervisors, regional property managers, property owners, and compliance professionals. After the training, participants earn the NSPIRE designation.

“The training allows people to discover what it means to have a proactive maintenance program and why preventive maintenance is crucial,” said Community Homes of Lebanon County Board Chair Glenn Wenger.
“We take pride in being responsible for extending inspections that go beyond required standards. We exist because we devote our time and energy to providing an experience that our residents deserve.”
Does all this training and preparation pay off?
Community Homes CEO Charlie Rush reports that HUD-mandated NSPIRE inspections were conducted recently at two of the properties, Poplar Terrace in Lebanon and Tulpehocken Terrace, Myerstown. Out of a possible perfect score of 100, Poplar Terrace, with a score of 95, and Tulpehocken Terrace, with a score of 94, were both close to perfect.
Rush praised his staff as the embodiment of a management team.
“A phrase comes to mind – T.E.A.M., or Together Everyone Achieves More!,” said Rush with pride.
