A preliminary/final land development plan has been submitted for a 6,139-square-foot Sheetz location at the intersection of State Route 72 and Long Lane.
Submitted to North Lebanon Township, the plan has not yet come before township supervisors for approval.

The plan divides the 12.166-acre general commercial (C2A) site into two lots: a 4.93-acre lot for the proposed Sheetz and a 6.8-acre lot containing the existing Jonestown Bank & Trust building. As previously reported by LebTown, Jonestown Bank & Trust has owned the 13.1-acre property since 1979, when it was purchased for $101,000. The bank’s Ebenezer branch operated there from March 1981 through its closure at the end of 2022, but the building remains in use by the financial institution. A drive-up ATM is located on the property, and the building has been put to re-use as the bank’s Ebenezer Operations Center.

If the preliminary plan comes to fruition, the location will be the first of the food and gas chain’s stations in the county to offer a drive-through, though township employees mentioned the drive-through may not be accessible by trucks.

The plan shows six fueling stations, with fueling pumps on both sides.
The Sheetz would be accessible through access drives to both SR 72 and Long Lane, and would include 58 parking spaces as is required by the township’s zoning ordinance.
According to township employees, the township is waiting on a resubmission of the preliminary plan with additional details. It will eventually be reviewed by the planning commission.
Developers are requesting two variances: one concerning the width of the access drive, and the other concerning screen plantings directly around and along the building.
A Sheetz, categorized as a retail establishment with accessory fuel pumps and eating place, is a use guaranteed by right in C2A. However, the planning commission and the township engineer will consider whether improvements need made to the plan.

Being that the property borders SR 72, PennDOT will also review the plan and communicate to developers if improvements to the adjacent intersection are needed, based on the results of a traffic study, as the company seeks a Highway Occupancy Permit for the development.
Sheetz representatives confirmed over email interest in the site, but said it is too early to provide additional details.
