Northside Commons in South Londonderry Township might get a McDonald’s franchise in the coming years, as developers have submitted subdivision land development plans.

The restaurant’s proposed lot is zoned highway commercial.

McDonald’s construction manager Brian Redder said the location met their internal screen for a “market opportunity in a gap area.” The closest other McDonald’s franchise is in neighboring Palmyra Borough.

The land development plan that South Londonderry Township shared with LebTown is available below.

“We are still early in the entitlement/permitting phase, but we anticipate construction to begin in the second [half] of 2027 for opening in early 2028,” Redder said via email.

He said it would bring dozens of temporary construction jobs and between 50 and 100 long-term jobs, depending on the hours of operation after opening.

A third-party traffic impact study, Redder said, showed that access to and from the proposed development site can be provided without any additional off-site improvements. Traffic generated by the proposed franchise can be accommodated at the existing nearby intersections, he said.

Assistant township manager Richie Deibert said there was a planning commission meeting planned for April 21, but it was later canceled “due to the extensive list of comments our engineers had on their review letters.” A May 20 meeting was also canceled.

Deibert said the next meeting is scheduled for June 16, and he expects the developers to be ready by that time.

According to the submitted plan, the McDonald’s would include indoor seating and two drive-through lanes that combine into one pick-up lane along the side of the building. The 3,780-square-foot restaurant would have 32 to 36 seats.

Along with the building, developers would need to pave the parking lot, add parking spaces, and paint crosswalks.

The document shows the plot is 1.66 total acres, with 0.72 acres planned to be pervious and 0.94 acres planned to be impervious coverage.
